Landowners
Rural Housing Partnership is seeking to acquire small parcels of land outside of the settlement boundary in pre-planning condition.
We understand the planning system can be complicated. Perhaps you have tried to get a site allocated in the local plan and been unsuccessful. Your land may still be appropriate for some residential development. Planning policy supports exception sites in appropriate locations, typically adjoining existing settlements where there is an identified need.

Exception sites are small scale and typically require around 1 to 1.5 acres of land and are for fewer than a dozen homes for local need. The land value is typically more than agricultural value.

We take the burden away from you and bear the cost using our expertise and experience of working collaboratively with the parish council, community, and Rural Housing Enabler (if required) to establish housing need and deliver an affordable housing scheme. We offer exclusivity agreements or option on land (subject to planning).

We are aware of many villages that would benefit from a rural exception site and/or are currently trying to find land that is suitable for an affordable housing scheme.

If you own land outside the settlement boundary and are in a position to consider the benefit of selling a small parcel of your land for a rural exception scheme to help ensure affordable housing is provided for the local people in the village, get in touch.
